Bond issue – Australia?

Question by enixus_ii: Bond issue – Australia?
I moved out of after renting for 3 years to a new place. The place was clean and in good conditions. The real estate called me 3 days later to advise that the place wasn’t clean enough and to go and clean again. New tenants were moving the next morning and needed to be done right away. I was at work and couldn’t do it by then so I said to get some cleaners (also note that she mentioned the windows not being clean). The cleaners clean a whole bunch of stuff that I already did and now they want to charge me like 0 for it ( I took photos of the place when I left but with my mobile and the photos are not very high quality.). They also want to keep all my bond (00) because of a couple of stains on the kitchen bench I couldn’t clean (like coffee from the cup). They want to replace the whole kitchen benchtop and put a new one. I will dispute the bond but I was wondering if I have good changes of getting some back after I couldn’t remove those stains ….

If you had been living there for 3 years, that should come under 3 years of normal wear and tear damage. if there was a couple of stains on the bench top, and they wish to replace it because of that, that’s their choice.

if you have the receipt from the cleaners to prove you had it cleaned, then it should be in your lease that it is normal wear and tear, and you are not responsible to pay for that. go over your lease and look for any mention of stains and what you should have done, make sure you haven’t breached the contract, if you haven’t then they shouldn’t be entitled to your bond money.
